How to Pay IMI Online


If you own property in Portugal you will be liable to pay Property Tax, or 'IMI' (‘Imposto Municipal sobre Imóveis’). IMI is based on the registered tax value of the property, not to be confused with the sale price.

The registered owners of the property as of the 31st of December of the previous year are liable to pay IMI. This means that the bill you pay in 2017 will be for the period 01/01/2016 to 31/12/2016. Each person registered as an owner of the property will receive an IMI bill with their share of the amount due.

Your IMI bill will be issued in March and should be paid by the deadline indicated on your bill to avoid late payment fines. Payment dates differ depending on the bill amount:

· April - if the bill is up to €250,

· April and November - for bills between €250 and €500,

· April, July and November - for bills exceeding €500.

Your IMI bill will be sent by post to your fiscal address (the address registered to your fiscal number, or NIF) however, you can view and pay your IMI bill online via the Finanças website.

When you view your IMI bill, you will be able to access your payment reference code, referéncia de pagamento, and the amount,valor emitido’ which can be used to pay your IMI bill online via your Portuguese bank account.

How to Pay IMI Online

1. Sign up to the Portal das Finanças online

In order to access your IMI bills through the ‘Portal das Finanças’, you will first have to request a password to be sent by post to your fiscal address.

2. Log on to your account

When you receive your password, go to:

· Click onIniciar Sessão', located at the top right of the screen,

· Enter your Fiscal number, ‘No de Contribuinte’ and password, ‘Senha de acesso’.

3. Access your IMI bills online

· In the menu, click on 'Personal details', 'Dados Pessoais'.

· Under 'Your Space',O Seu Espaço’, select 'Integrated Tax Situation', Situação Fiscal Integrada.

Your IMI and other applicable taxes will be displayed under the heading, 'My Taxes', 'Os Meus Impostos'.

When an IMI bill is due, a yellow caution sign will appear, indicating a new or pending situation. Clicking the sign will take you to a new page where you can view more details, including:

· Issued Bills, ‘Notas de Cobrança Emitidas’,

· Amounts Issued, ‘Valores Emitidos’,

· Amounts Paid, ‘Valores Pagos’,

· Amounts Cancelled, ‘Valores Anulados’.

Underneath ‘Collection Documents’, Documentos de Cobrança, your current bill situation, ‘Situação’ will be either:

· Issued, ‘Emitida’ (payment required);

· Pending issue, ‘Pendente de emissão’ (if the IMI bill is to be paid in stages); or

· Paid, ‘Paga’.

Click on the reference number found under Identificação do Documento’.

The amount, Valor Emitido, and your reference code,Referéncia de Pagamentois what you will need in order to pay your IMI bill via your Portuguese bank account.

The payment deadline,Data Limite de Pagamento, and bill status, Estado’ are also displayed.

4. Pay via your Portuguese bank online

Your reference code, Referéncia de Pagamento, is unique and linked to your registered fiscal information, making the process of payment through your Portuguese bank account quick and hassle-free. All you will need to do is locate the following on your banking website:

· Payments, ‘Pagamentos’,

· State, ‘Estado’,

· Taxes, ‘Impostos’.

You will then be prompted to enter your reference code and the amount.

Once you have confirmed payment, make sure that you save a copy of your completed transaction receipt for your records.
